We have developed a comprehensive Master Plan for the 70-acre Paradise Cove site, with a strong emphasis on sustainability. The recent addition of an on-site wastewater treatment facility now enables us to irrigate the entire landscape with treated water, a resource that, while clean and potable, will be used solely for irrigation. This approach allows us to create a landscape that maximizes the efficient use of this valuable resource, while enhancing the environment.

Our design includes new green recreational areas for residents, event spaces for visitors, and key improvements aimed at improving circulation across the expansive property. Additionally, we are developing fire breaks using fire-resistant native plant materials, creating a barrier to slow or potentially stop wildfires from encroaching on the site.

A thorough analysis of pedestrian, vehicular, and maintenance movement across the site is currently underway, informing decisions on the design of pathways that will improve connectivity throughout the property. Proposed new amenities for residents and a reimagined visitor experience—featuring a dedicated pedestrian walkway from PCH to the beach—are also central to the plan. Through careful site analysis, we have uncovered significant historical elements and artifacts, which will be thoughtfully integrated into the design, offering visitors and residents a deeper connection to the rich history of Paradise Cove.
